1. Have your home well-lighted during showings. At night turn on porch lights and any outdoor lighting you may have. This gives homes an appearance of being larger and friendlier.
2. Neatness also makes rooms look larger. Avoid having any dirty dishes in the sink or on the counters and keep children's toys in their bedrooms. In the summer keep lawns mowed neatly and snow shoveled in the winter. Remember, you only have one chance to make a good first impression!
3. Keep room draperies and shades open to let natural light into the room. This also makes rooms appear to be larger and more homey.
4. Remove and replace items not intended to be included in the sale of your home, prior to the fist showing of home. (Example: water conditioner, chandeliers, family heirlooms and fixtures.)
5. Keep radio, stereo and televisions turned down or off.
6. Try to create a warm and cozy atmosphere in your home. Prior to showing your home touch up any paint that needs to be done.
7. Keep your pet outdoors or with someone else when your home is being shown. Saves us all a possible lawsuit.
8. Let your real estate agent show your home. Most buyer prefer that the owners are not at the home when they are looking at your property. Buyers feel that they may be intruding on your privacy if you are home.
